How long does it take to sell a home in Massachusetts? What actually happens between accepting an offer and collecting your keys? This guide walks through the complete Massachusetts home sale timeline — from the day you decide to sell through closing day — with specific North Shore context for each stage.

Before Listing: 2–6 Weeks

Comparative Market Analysis and pricing: 1–2 hours with your agent. The CMA determines what your home is likely to sell for and where to price it. This is the most important conversation before you list — pricing errors cost real money. See the home valuation guide for how pricing decisions are made.

Property preparation: 1–4 weeks depending on what needs doing. Decluttering, cleaning, minor repairs, and staging. Professional photography is scheduled here. North Shore homes that were loved but not updated often need more preparation time than sellers expect — allocate 3–4 weeks if your home hasn’t been updated recently.

Pre-listing disclosures: Massachusetts requires sellers to disclose known material facts. Your attorney helps you complete the Property Transfer Notification Certification (for lead paint in pre-1978 homes) and the Seller’s Statement of Property Condition.

Active Listing: Days to Weeks

MLS entry and syndication: Your listing goes live in MLS and syndicates to 300+ real estate websites through Daniel’s marketing system within 24–48 hours of photos being finalized. From day one, your property is visible to buyers and agents nationwide.

Showings: Agent-scheduled showings begin immediately. Open houses typically in the first week or two. Well-priced North Shore properties in spring can receive offers within 3–7 days of listing. Properties at the upper end of their price range or with deferred maintenance may take 3–8 weeks before the right offer arrives.

Offers: Buyers submit written Offers to Purchase. In competitive situations, you may receive multiple offers simultaneously and need to evaluate them within hours. Your agent should help you compare beyond price — financing strength, deposit, contingencies, and proposed closing date all matter.

Under Contract: 45–75 Days to Closing

Offer accepted / OTP signed: Once both parties sign the Offer to Purchase and the buyer delivers the initial deposit (typically $1,000), the property is “off the market” pending further steps.

Home inspection: Days 1–10 after OTP. The buyer schedules a home inspection within the contingency period (typically 7–10 days). The inspector’s report becomes the basis for any inspection requests. As a seller, you should expect the inspection to find something — it always does in North Shore pre-war housing. Daniel helps you triage: which requests are legitimate and which are standard-for-the-age items that buyers routinely note but sellers don’t need to address.

Purchase and Sale Agreement (P&S): Approximately 10 days after OTP. The P&S is the binding contract — more detailed than the OTP, reviewed by your attorney and the buyer’s attorney. Once the P&S is signed, the buyer delivers the full deposit (typically 5% of purchase price). The P&S includes the closing date, all remaining contingencies, and final terms. Important: you cannot take another offer once the P&S is signed.

Buyer’s mortgage process: Running in parallel. The buyer’s lender orders an appraisal, typically 2–3 weeks after OTP. If the appraisal comes in at or above purchase price, no action required. If the appraisal comes in below purchase price, there may be a renegotiation or the buyer may need to cover an appraisal gap. This is more common in heated markets where purchase prices have run above comparable sales.

Financing commitment deadline: Usually 25–30 days after OTP. The buyer must obtain a written mortgage commitment by this date or the deal may be void (depending on P&S language). Most transactions proceed smoothly to this stage with pre-approved buyers — surprises are rare but not impossible.

Pre-closing walkthrough: The day before or morning of closing, the buyer does a final walkthrough to confirm the property’s condition. This is typically 15–30 minutes.

Closing Day

Massachusetts closings happen at a title company, registry of deeds, or attorney’s office. Your attorney is present; the buyer’s attorney is present. Closing takes 60–120 minutes. Documents signed include the deed (transferring ownership), the settlement statement (listing all debits and credits), and various legal and lending documents.

You’ll receive your net proceeds (purchase price minus mortgage payoff, closing costs, agent commission, and adjustments for prepaid taxes and utilities) typically within 24–48 hours via wire transfer.

Daniel and his team use DepositLink for secure digital handling of deposits throughout the process — sellers never need to handle paper checks or worry about check security.

Estate and Probate Sale Timelines

If you’re selling a North Shore property through an estate or probate process, the timeline looks different. Massachusetts Probate Court involvement can add 3–6 months to the overall process before you’re even ready to list. Read the Essex County probate real estate guide for a full breakdown of how estate sales work.

Full Timeline Summary

A typical non-estate North Shore home sale takes 75–100 days from the decision to list to closing day — approximately 3–4 weeks of preparation, 1–3 weeks of active showing before an accepted offer, and 45–75 days under contract. Spring listings (March–June) tend to move faster; fall and winter listings somewhat slower.
